Drylining Peterborough FAQ
Do I need planning permission for dry lining?
Short answer: Planning permission is not normally required for internal dry lining because it is usually classed as routine improvement or renovation work. However, the project may still need to comply with building regulations, particularly if it affects insulation, fire protection, sound resistance, ventilation or the structure of the property. Additional restrictions can apply to listed buildings, flats, leasehold properties and homes within conservation areas. Listed building consent may be required if the work changes historic materials or important internal features. Leaseholders may also need written approval from the freeholder or managing agent. Commercial properties can have separate fire and safety requirements. Before beginning a major project, it is sensible to check with the local authority or building control team, especially when installing internal wall insulation or altering protected parts of a building.

The right system depends on the wall condition, the finish you want, and whether there are services or awkward areas to work around.

In Peterborough & Cambridgeshire
Dry lining in Peterborough and across Cambridgeshire typically costs £25–£45 per m² for residential work and £22–£40 per m² for commercial projects — roughly 10% below the UK national average. Local day rates for dry lining operatives run £160–£220, compared with £250–£350 in London and the South East. We are based in Peterborough and cover all of Cambridgeshire, including Stamford, March, Wisbech, St Neots, Huntingdon, Ely, Whittlesey, Bourne and Chatteris.
Older Cambridgeshire properties — particularly Victorian terraces in PE1–PE4, 1930s semis in Orton and Dogsthorpe, and stone cottages in Stamford — often have solid walls. Insulated plasterboard (PIR-backed) typically costs £35–£55 per m² installed and is the most cost-effective route to improving wall U-values. Many homes in the Fens (March, Whittlesey, Chatteris) sit below the water table and are at risk of salt damp, which must be treated before any dry lining.
Local suppliers include Travis Perkins (Peterborough, St Neots), Jewson (Stamford, Huntingdon) and independent merchants in Wisbech. Standard 12.5mm British Gypsum Gyproc board, 15mm FireLine, and Knauf Soundboard are all held in regional stock with 24–48 hour lead times. Material prices vary by less than 5% across the UK, so local supply is rarely a cost driver — labour and access are.
Building control in Cambridgeshire is administered by Cambridgeshire County Council and the unitary City of Peterborough. Domestic alterations typically attract building control fees of £150–£400. Under Approved Document B, fire-rated plasterboard (12.5mm pink FireLine or 15mm Fire Board) is required on escape routes, between garages and living spaces, in loft conversions, and in most commercial partitions. Approved Document E requires acoustic plasterboard (SoundBloc or similar, 40+ dB) between dwellings and between commercial units.
